This research tries to uncover the possibility of shopping spaces as public spaces. This research also attempts to suggest different methods for creating better shopping spaces by revealing the relationship between the design of shopping spaces and people's behavior.

I described three different types of shopping spaces in the San Francisco East Bay Area. Three case studies are Fourth Street in Berkeley and Bay Street in Emeryville which are outdoor street type shopping spaces in the urban neighborhood and Sunvalley Shopping Center in Concord which is a traditional indoor shopping mall in the suburb. I conducted a series of surveys including archival document surveys, physical design surveys, field observations, manager interviews and visitor surveys. The results of these surveys present very important principles of improving the shopping space designs to serve as public spaces for people.

The results reveal that the design details of shopping space environment matter to enhance the public space quality of shopping spaces. The key for good public space is diversity. It is diverse people and activities that create animated public life. Specific physical design elements such as maximizing the flexibility of space and increasing alternative choices to fit many occasions can help to foster people's different. The results also suggest that the best location in shopping spaces should be reserved for the space for social hub by offering the accessible tenant such as a coffee shop.

The results of this study also question the dichotomy of commercial and community that the real estate industry has believed in the past. Instead, they present the new perception that the community and the commerce do not kill each other; rather, the community use of spaces can fortify the commercial capacity of the space.
