This paper examines the relationship between New Urban neighbourhood design and the price of single family homes. Four study sites in the Greater Toronto Area containing neighbourhoods exhibiting both New Urban and conventional suburban design are used as case studies. Multiple regression models compare data from single family home sales transactions in these four study sites to explain the price of a single family home. Results suggest that a considerable price differential exists between homes sold in the two distinct neighbourhood types. However, contrary to the findings of previous research, New Urban design is shown to have a positive effect on price in only one neighbourhood, while the three others maintain a negative relationship with home prices. The significance of this research study lies in its challenge of previously held assumptions and is reinforced by the discovery of results that diverge clearly from those of prior research.
