Real estate development can be transformational; land that was unused or underutilized becomes something new and profitable. But where do those profits go and who gains the benefits of the new development? According to whom was the land underutilized? These are questions posed by people in neighborhoods as gentrification and affordability concerns escalate. This research does not imagine a landscape without development, but rather one that centers around people. What would people-centered development look like, and how can it be achieved? Using the case study method, specifically a holistic multi-unit analysis of five real estate development projects across the U.S., this thesis examines recent development projects in North America that are people-centered and identifies components other than profit associated with them. They are affordable housing, community driven amenities, access to public transportation, and outdoor public space.
