The study of second-home owner's place attachment to specific places and geographic areas is continuing to emerge in recreation and leisure studies. Second-home owner and place attachment studies have focused on whole-home ownership in predominantly year-round, permanent residential communities. To date, no research has examined place attachment of second homeowners who co-own a house in a fractional ownership community where care, maintenance, and housing costs are shared among homeowners. This research explores co-homeowner's emotional investment in the fractional ownership community of Ships Watch by examining the sub-dimensions of place attachment including place identity, place dependence, and place attributes (the physical target of attachment). Through a multi-phase process of focus groups and distribution of a homeowner survey, the results indicate that place attachment in this fractional ownership community is best determined by visitation, gender, and location of primary residence.
