The elderly population is significantly increasing in the United States. This significant demographic change in society entails tremendous implications in planning in the areas of housing, urban form, land use and transportation. Today the majority of the elderly and soon-to-be retired baby boomers live in suburbs. In the process of aging, the elderly often face mobility and housing problems due to a loss of health and financial constraints.

Existing studies on residential mobility of the elderly show that life cycle changes influence their residential mobility. Residential relocation among the elderly from suburban areas to urban areas, also known as "suburban flight," has been postulated based on the life cycle theory, despite the largely observed phenomena of "aging in place" and the "graying of suburbia" in metropolitan areas. Suburban flight, however, has not been empirically explored in planning despite its significant implications in aging society.

Using data from the Puget Sound Transportation Panel (PSTP) survey between 1992 and 2000, this dissertation research analyzed individual residential location choice of the uninstitutionalized elderly, age 60 and older, along with younger people at the neighborhood level in the Central Puget Sound region of Washington. The Principal Component Analysis was employed to classify neighborhood types. The Linear Regression Analyses were conducted to examine the neighborhood choice behavior of the households.

This research found that there are significantly different residential neighborhood choice patterns between elderly households and non-elderly households. In terms of neighborhood environment change upon residential movement, elderly households are less likely to change their residential environments than are younger households. Also, elderly households tend to relocate to slightly more urbanized neighborhoods than their previous neighborhoods, while younger households tend to relocate to substantially less urbanized neighborhoods. These findings may indicate that elderly households have different residential neighborhood preferences along their changing life cycle stages. They may also provide significant implications in the areas of housing, urban form, land use, and transportation systems to develop planning alternatives for the growing elderly population in an aging society.
