The elderly population in this country is growing rapidly and a majority of them are now living in low-density areas, where they are likely to face serious challenges in maintaining access to daily activities. In this context, understanding the relationship between land use characteristics of neighborhoods and the travel behavior of the elderly has become important. The primary objective of this research is to examine how different land use characteristics in residential areas are associated with the variations in travel behavior of the elderly, and provide a policy discussion based on the findings.

520 $a Three multivariate regression models are developed and tested with the 1995 Nationwide Personal Transportation Survey (NPTS). The purpose of these models is to examine the significance of the relationship between land use characteristics and three travel measures for the elderly: the likelihood of making at least one trip per day, daily travel distance, and public transit use. Land use characteristics in this analysis include population density, local accessibility, and neighborhood design. The elderly are divided into two groups, the younger elderly (those between ages 65 and 74) and the older elderly (75 and older).
520 $a The empirical results suggest that there is no significant relationship between land use characteristics and the travel patterns of the younger elderly. The older elderly, on the other hand, are found to be more likely to make out-of-home travel and use more public transit services when living in neighborhoods with high population density or high local accessibility than in other areas. However, the magnitude of the relationships is small at best even for the older elderly. This research also found that the difference in travel pattern between the elderly and younger people is attributable to different activity schedule, not to fewer trips or shorter travel times.
520 $a The general conclusion from this research is that only a limited number of land use characteristics may be associated with the travel behavior of some segments of the elderly, and even in those cases, the statistical significance of the relationships is marginal.
