This thesis provides an analysis and comparison of real estate and sustainable technology, specifically the changes in technology and real estate in relation to Milwaukee, Wisconsin between the years 2008 and 2014. By using a specific site--the former Rank & Son Buick dealership--similarities and differences will be easily seen, where exact figures can be compared and contrasted to examine the viability of a sustainable development in 2008 as compared to 2014. A sustainable development encompasses the physical aspects---energy, water reuse and green space---of real estate. The drop in prices in both the real estate and sustainable technology sectors over the past six years allow two vastly different outcomes and outlooks for a sustainable Milwaukee real estate development. This thesis studies how in 2008, the prices of real estate and sustainable technology created an environment for low to zero profitability for the proposed development. In 2008, only 60-70% of energy used would have been generated onsite, 40% of rainwater and storm water captured and the development would have produced a higher carbon output. In 2014, the purposed (purposed or proposed?) development includes 100% of energy generated onsite, 90% of rain, storm and wastewater captured and re-circulated, in addition to being more profitable. This thesis provides an understanding of sustainable technology and both its economic and environmental benefits. It compares the differences between the years of 2008 and 2014 by looking into the former Rank and Son Buick dealership in Milwaukee, WI.
